Ask for a boundary opening. A registered land surveyor uses the survey records for your title to re-establish the original beacons on the ground, in the presence of the neighbours, so everyone sees where the line actually runs.
Before paying, get a land search done at the Ministry of Lands zonal office and have the boundary opened on the ground. Together they confirm who the registered owner is, whether there are caveats or mortgages on it, and that the land you were shown is the land on the title.
Often, yes. It starts with a fresh survey of the land and depends on the tenure: customary, mailo, freehold or leasehold. Bring the sale agreements and any letters you have, and we'll tell you which route applies.
A copy of the land title, the owner's contact, directions to the property, and approved building plans if there are buildings. If a bank asked for the valuation, bring its instruction letter too.
Insurers pay out against the sum insured. A reinstatement valuation tells you what it would really cost to rebuild, so you are not paying premiums on too much cover or left short after a loss.
It lists every item of work in your building, measured from the drawings. Contractors then price the same list, so you can compare bids fairly and control variations while you build. For anything beyond a small extension, it saves more than it costs.
